Closing Cost Calculator
Closing costs, down payment, and cash to close from price, rate, and down percent.
What it does
Closing costs are the fees that finalize a home purchase: lender charges, title work, appraisals, prepaid taxes, and insurance, all due at the signing table on top of the down payment. Early estimates run 2 to 5% of the price before the Loan Estimate sharpens them.
The tool above takes home price with closing rate and down percent. It returns closing costs with down payment and total cash to close beside them.
The default of $400,000 at 3% with 10% down gives $12,000.00 closing plus $40,000.00 down: $52,000.00 cash. At 2% the same deal costs $6,000.00 in fees; at 5% it costs $15,000.00 on a $300,000 price.
The range follows federal home buying guidance with loan shopping materials matching each figure. Both place typical costs at 2 to 5% and treat the Loan Estimate as the binding document.
How to use
- Enter the agreed home price.
- Enter the closing rate: 3% plans safely early.
- Enter the down payment percent.
- Read closing costs first for fees alone.
- Read cash to close for the check to bring.
Formula
- 2-5%
- Typical closing range without down payment.
- down%
- Equity paid day one, separate from fees.
- cash
- Fees plus down: the table check.
Planning estimate only; the Loan Estimate itemizes the binding figures. Points bought down, credits, and seller concessions all move the final cash.
Worked example
Example: $400,000 at 3% with 10% down
Defaults: price 400000, rate 3%, down 10%.
- Closing: 400,000 x 3% = $12,000.00.
- Down: 400,000 x 10% = $40,000.00.
- Cash: 12,000 + 40,000 = $52,000.00.
- Range check: 2% would be $8,000, 5% would be $20,000.
- Tool shows $12,000.00, $40,000.00, $52,000.00.
